Overview

First Impressions

Walking up to Brownstone Guesthouses Seabeach on Sea Beach Boulevard, you immediately get that “this is different” feeling. It’s not your typical sprawling resort complex — instead, you’re looking at what feels like a collection of intimate guesthouses that somehow manages to feel both residential and polished. The brownstone architecture gives it this unexpected New York vibe, which honestly works better than you’d think in Nassau. I mean, when you’re used to seeing endless white stucco and palm trees, this place actually stands out in the best possible way.

The Location Sweet Spot

Here’s what I love about where this four-star property sits — you’re close enough to Cable Beach that you can walk there without breaking a sweat, but far enough away that you’re not dealing with cruise ship crowds every single day. Sea Beach Boulevard is one of those streets where locals actually live and work, so you’ll find yourself grabbing coffee next to Bahamian families rather than just other tourists. The couples who stay here seem to really get it — there’s something romantic about having your own little corner of Nassau without being completely isolated from everything.

Your Home Base

The room I stayed in felt more like a well-appointed apartment than a hotel space, which makes sense given the guesthouse concept. You’ve got proper storage (finally, somewhere to actually unpack), and the windows let in this gorgeous morning light that makes you want to linger over coffee. What surprised me was how quiet it stays, even though you’re not exactly in the middle of nowhere. The air conditioning works like a dream — crucial detail that some places in the Caribbean still haven’t figured out, honestly.

The Neighborhood Experience

You know what’s great about this area? You can walk to an actual Bahamian restaurant where the conch fritters aren’t made specifically for tourists, and the prices reflect that. There’s a little market about two blocks away where you can grab snacks and drinks without paying resort markup. If you want to venture out, downtown Nassau is maybe a 10-minute taxi ride, but I found myself staying in the neighborhood more than I expected. The beach access is straightforward — no complicated resort protocols or wristband requirements.

Why Guests Love It

This place works because it strikes that perfect balance between being comfortable and being authentic. You’re not staying in some sanitized resort bubble, but you’re also not roughing it or dealing with sketchy accommodations. The staff seems to actually live in Nassau (revolutionary concept, I know), so they can point you toward things that locals do rather than just tourist traps. Couples especially seem drawn to the intimate scale — you can have a conversation by the pool without competing with pool volleyball tournaments. It’s the kind of place where you might actually read a book and not feel like you’re wasting your vacation.

The owner/manager helped me out when I needed a place to crash after a very stressful day. And, was able to secure a return taxi ride back to the airport for a very early flight the next day. My room was very clean and comfortable and I could not have had a better night’s sleep. Thank you so much for your hospitality!

Proximity to a small beach that is not very popular because it's a bit rocky when the tide is low. Proximity to bus stops going downtown while being isolated from the main road that is a bit noisy. Having a pool in the backyard was great.
